WHERE DO YOU BUILD?

We build within an approximate 60-minute drive from our office which comprises the 5-county Pocono region and in Northampton County which reaches into the Lehigh Valley.

Whether your plan is a primary residence or a vacation home, we can build on your lot or one of ours. Our homes are constructed on properties varying in size from ¼ acre to several acres, in a variety of settings, including communities with or without amenities or private lots located along township roads.

No matter where you envision your new home, we’re committed to helping you find the right location and bringing your dream home to life.

HOW LONG DOES IT TAKE TO BUILD?

Build times can vary depending on your township, community requirements, and site conditions. While every site is unique, once all permits have been secured and construction begins, the average build time is approximately 9 months.

During your consultation, we will review your specific location and circumstance to provide a more accurate timeline for your new home.

DO YOU ASSIST WITH FINANCING?

Yes. Whether you’re paying cash or financing your new home, we’re happy to help guide you through the process. We can provide a list of trusted lenders who have successfully assisted many of our customers with construction and mortgage financing.

If you already have a lender you prefer to work with, that’s perfectly fine as well. We’ll coordinate with your lender to help ensure a smooth building process from start to finish.

HOW MUCH ARE THE REAL ESTATE TAXES?

Real estate taxes vary based on the location in which you choose to build. Taxes vary by township and are calculated by millage rates. Many of our customers tell us that the taxes are much lower in the Poconos than where they were previously living . When you visit with one of our Sales Representatives, they will be able to provide you with more information. Keep in mind that property taxes may be partially offset by the tax advantages that often come with homeownership.
